Step 1: Eviction Notice - $89
We create an eviction notice that follows California law. This is the first step to starting the eviction process.
Step 2: Court Documents - $599 + $240 Court Fee
If the tenant doesn’t respond to the notice, we’ll prepare and file all the court documents needed for eviction.
Step 3: Judgment & Lockout - $750
If the tenant still doesn’t leave, we request a court order to remove them. This order goes to the Sheriff to complete the final lockout.
No need to pay for all steps up front! The tenant might leave at any step, so you only pay for the services needed at each stage.
Step 1: Drafting Legal Notice and Demand Letter $89
Note: Landlords are allowed to serve non-court documents by personal delivery or by posting AND mailing. If you or someone over 18 can serve, you may use them instead. Just provide us with a completed Proof of Service Form for court filing. If you need serving services, we can assist as follows:

Step 2: Eviction Proceedings $599
Unlawful Detainer Court Paperwork Preparation: $599
Court Filing Fee: $240
After filing with the court, the court will stamp the unlawful detainer documents, issues summon and return them within a few days (some eviction courts may take up to 20 days due to higher volume).
Note: Stamped paperwork needs to be served to your tenant. The landlord is NOT allowed to serve court documents to the tenant directly and must have a third party serve court documents to the tenant in person. If your tenant is not home the server must attempt different days and times (morning, afternoon, evening) for a minimum of 3 attempts. If you have a private process server, you can use them. Just provide us with a completed Proof of Service of Summons Form for court filing.

What is an Eviction Notice? An Eviction Notice is a letter that a landlord sends to a tenant as a warning that their lease is or may be coming to an end. In some cases, the Eviction Notice may give the tenant the chance to fix a problem before the landlord proceeds with eviction. Otherwise, the notice informs the tenant why they’re being evicted and when they must vacate the property. If a landlord sends two or more Notices of Lease Violations, it’s possible they could start taking steps to evict the tenant. For example, the landlord should consider the length of the lease remaining against the seriousness of the conduct. A tenant that repeatedly pays rent late is irritating, but it may not be worth the trouble of evicting them if there are only two months left on the lease. If the tenant has a history of non-compliance, the landlord can apply to their local landlord and tenant authority for help resolving the issue, which may include establishing an unlawful detainer (i.e., an eviction lawsuit). How do I serve an Eviction Notice? In most states, landlords may deliver an Eviction Notice by hand, through the mail with proof of service, or through an electronic communication like email (if the tenant agreed in writing to receive notices this way). If you deliver the notice in person, having an objective third party witness the event is beneficial if the tenant ever denies getting the document. If you mail the notice, sending it through a registered post service provides proof of delivery and receipt (often with a signature upon delivery and online tracking). However, depending on your jurisdiction, you may need to give your notice form to the police or another authorized third party. Filing Days and Preparation Time
Eviction Filing Days: Same Day (once we have the proper documents such as the lease agreement, a copy of the notice, and proof of service provided by the landlord). Payment must be made, and the contract must be signed.
