Still exploring your options and not sure who to hire?
That’s a very smart approach. But before you make your decision, let us share a few things with you. We’ve been very fortunate to work with outstanding landlords and investors — who not only share their experiences with us, but also return to us and refer our services to friends, family, realtors, and property managers throughout California. They understand that their properties are investments, and they appreciate having a partner who treats those investments with the same urgency and care that they do.
Many tell us how impressed they are that we answer calls on the first ring, reply to texts instantly, and resolve concerns immediately. Every detail is handled with confidence, precision, and care.
That level of care and communication is what truly sets us apart. So before you decide which company to trust with your investment, make sure they aren’t overloaded with non-eviction cases, that they have the right staff to fully support you, and that they can deliver the high level of service your property deserves.
Too often, companies forget that answering the phone promptly or responding quickly to a concern is more than courtesy — it’s a reflection of real care and respect for your role as both a landlord and an investor. Sadly, many overlook this. We never do.

An Eviction Notice is a letter that a landlord sends to a tenant as a warning that their lease is or may be coming to an end. In some cases, the Eviction Notice may give the tenant the chance to fix a problem before the landlord proceeds with eviction. Otherwise, the notice informs the tenant why they’re being evicted and when they must vacate the property. What areas can you help with: Los Angeles County, Orange County, San Diego County, San Bernardino County, Riverside County, Santa Barbara County, Santa Clara County, Ventura County How many lease violations should landlords tolerate before evicting a tenant? If a landlord sends two or more Notices of Lease Violations, it’s possible they could start taking steps to evict the tenant. However, the options available to the landlord will vary depending on their jurisdiction’s laws, the nature of the violations, and the terms of the lease. For example, the landlord should consider the length of the lease remaining against the seriousness of the conduct. A tenant that repeatedly pays rent late is irritating, but it may not be worth the trouble of evicting them if there are only two months left on the lease. If the tenant has a history of non-compliance, the landlord can apply to their local landlord and tenant authority for help resolving the issue, which may include establishing an unlawful detainer (i.e., an eviction lawsuit). How do I serve an Eviction Notice? In most states, landlords may deliver an Eviction Notice by hand, through the mail with proof of service, or through an electronic communication like email (if the tenant agreed in writing to receive notices this way). If you deliver the notice in person, having an objective third party witness the event is beneficial if the tenant ever denies getting the document. If you mail the notice, sending it through a registered post service provides proof of delivery and receipt (often with a signature upon delivery and online tracking). However, depending on your jurisdiction, you may need to give your notice form to the police or another authorized third party. As such, it’s important to consult your local landlord and tenant authority before proceeding with eviction. How do I initiate eviction with the court if my tenant does not pay or comply with the notice? The eviction paperwork package is about 40 pages, very extensive, and you must answer every question in the package correctly; otherwise, your case will be rejected by the court. We only charge $599 to prepare the package, including any evidence, pictures, proof of service, and other necessary documents. We have developed a great relationship with the best e-filing court services. As a result, we do not need to wait long to receive stamped eviction paperwork back from the court. We can ensure the court paperwork is ready to be served to your tenants very quickly. What is the average cost and duration of an eviction? With our help, a typical residential eviction can be resolved in approximately 50 days, including court processing times. Your total cost, including court fees, court paperwork serving fees, sheriff lockout process fee typically remains around $1,800. What if my tenant does not pay but vacates my rental unit? You can hire our collection department to go after them. We report late payments and past due payments to all three credit bureaus to ensure timely rent payments from current tenants and to facilitate the recovery of rental debt from former tenants. We use the highest industry standard to locate former tenants using skip tracing techniques to sue them for the balance they owe you. We will also report any balance due to all 3 credit bureau collections. Do I have to pay all fees upfront? No. Unlike other eviction firms or online services, we only charge depending on what is needed. According to our experience, 70% of our landlords receive money from their tenants after we write and serve a proper notice. Therefore, there is no need to charge you for the eviction fee if it is not needed. We only charge step by step. How much do you charge for each step? We provide a free consultation. After determining what notice we need to write for your situation, we charge $89 for its preparation. You also receive a free demand letter emphasizing our seriousness about eviction proceedings if necessary. We will include our company name and contact information just in case your tenants have questions. We are very firm with our eviction process and communication. How much do you charge to write an eviction notice? Consultation is free. After we discover what type of notice is appropriate, we only charge $89 to prepare the notice. All of our notices include a free demand letter that has our company name, logo, and phone number letting your tenant know that you are very serious and FastTrack Eviction is ready to move forward with eviction if they do not pay or comply. Assistance with Hiring Professional Licensed Local Private Server For $240, we offer assistance in hiring a professional, licensed private server. This package includes up to three attempts to serve the documents and the completion of the Proof of Service Summons form. Why is it important to serve paperwork in person?
